Call-Off Storage and Project Logistics - Off-Site Warehousing for Construction and Fit-Out

You cannot have 200 washing machines delivered to a building site before the plumbing has been fitted. Goods arriving before the site is ready cause congestion, damage, and safety issues, and they disrupt the programme for everyone working on the project. We hold your goods off-site and release them exactly when your programme says they are needed by phase, floor, or instruction.

What Call-Off Storage Is and Why Construction and BTR Projects Need It

Call-off storage means goods are received and held at a warehouse, then released in controlled batches on instruction rather than all at once. In a project context, this means your FF&E, appliances, or materials arrive at our site when they are ready from the supplier, and leave our site when your programme is ready to receive them on site. Not before.

Why Goods Arriving Too Early Cause Programme Damage

Project sites have limited space, active trades, and strict safety requirements. Goods arriving too early create clutter, increase the risk of damage, and can delay other work. A pallet of white goods on a floor that tilers are still working on is not just inconvenient it is a liability.

Why Goods Arriving Too Late Are Equally Damaging

Goods arriving too late hold up installation teams and push the programme back. In a phased delivery model where multiple trades are sequenced, one late delivery can create a cascade of delays. Off-site call-off storage gives you control over the timing without having to manage an on-site storage problem.

What Call-Off Storage Gives the Project Team

A single off-site holding point for all goods received from multiple suppliers, organised by phase or floor, and released to site exactly when the programme calls for it. You control the release schedule. We execute it, on time, every time.

How Our Call-Off Storage and Project Logistics Service Works

Every project is different, but the operational model is consistent. Here is the process from goods arriving at our site to delivery on yours.

Step 1: Goods Arrive at Our Grays Site

Goods are delivered to us by vehicle from a UK supplier, or by container from Tilbury Port or London Gateway. We receive, unload, and organise everything at our site. For container imports, we handle the devanning on arrival. Goods are stored securely and allocated to your project in a designated area of the warehouse.

Step 2: You Instruct Release to Your Programme

As your project progresses, you instruct us on what to release and when. That might be floor by floor on a residential block, phase by phase on a hotel refurbishment, or room by room on a school fit-out. You control the release schedule and we confirm availability and execute on your timescale.

Step 3: We Deliver to Your Project Site

We arrange delivery to your project site via our haulage partner network. Deliveries are timed to your programme and not ours. If you need a delivery at 6am before trades arrive, we work to that. If the site is in central London with restricted access, we plan the route and vehicle type accordingly.

Step 4: Project Completes, Storage Ends With It

When the project ends, the storage contract ends with it. No minimum ongoing term, no penalty for early completion. Many clients return with the next project or stay with us for ongoing storage once the project is done.

Real Call-Off Storage Projects We Have Delivered - BTR and Hotel

Both examples below are real, anonymised operations delivered from our Grays site. They demonstrate how call-off storage works in practice when precision and timing are critical.

BTR Residential Development - Samsung Appliance Call-Off, Floor by Floor

A residential build-to-rent developer needed appliances including washing machines, ovens, and hobs held off-site while a multi-storey residential block was being completed. Goods were Samsung branded and had already been invoiced, clearing the supplier’s warehouse. We received the appliances, stored them by product type, and released them floor by floor as each level was completed and ready for installation. Thirty flats per floor meant 30 sets of appliances per release instruction. Timing was critical as if delivered too early then the goods would be in the way of finishing trades; too late and the installation team would be standing idle. Every release was on time. No disruption to the programme.

Hotel FF&E Refurbishment - Container Imports, Phased Delivery by Floor

A hotel undergoing full refurbishment had furniture, fixtures, and equipment arriving in containers from overseas. The hotel was partially operational during the works, which meant goods could not be delivered directly to the floors being refurbished until each phase was complete. We received the containers at our site, devanned them, and organised goods by room type and floor. As each phase of the refurbishment was signed off, we released the relevant goods and arranged delivery to site. The client did not need to explain how phased logistics works as we already understood it.

Who Uses Our Call-Off Storage and Project Logistics Service

This service is used by anyone managing a phased construction, fit-out, or refurbishment project where goods need to be held off-site and delivered to programme. The common thread across all clients is that timing matters because a day early or a day late has consequences.

BTR and Residential Developers - Floor-by-Floor Appliance and Furniture Release

You are completing a residential development in phases as floors, blocks, or units. Appliances, furniture, and fit-out materials arrive before the site is ready to receive them. You need an off-site holding point with precise release capability and reliable delivery to site on instruction.

Main Contractors and Construction Companies - Pre-Site Equipment and Material Storage

You are managing a construction or fit-out project with tight programme requirements. Materials, machinery, or specialist equipment need to be stored off-site and delivered exactly when the programme calls for them, not days before, not days after.

Hotel Operators and Project Managers - FF&E Storage During Active Refurbishment

You are overseeing a hotel refurbishment. FF&E is arriving from overseas in containers. The hotel may still be partially operational. You need a warehouse partner that understands project timelines and can receive, organise, and release goods without disrupting the works. For the full hotel logistics service see our FF&E logistics and hotel fit-out storage page.

Fit-Out and Interior Companies - Multi-Supplier Consolidation and Sequenced Release

You are coordinating the supply chain for a hospitality, retail, or commercial fit-out. Goods arrive from multiple suppliers at different times. You need a consolidation point where everything is received, checked, and held until the site is ready and released in the right sequence.

School, Hospital, and Public Sector Projects - Phased Furniture and Equipment Delivery

You are managing an estates project with phased delivery requirements. Furniture and equipment arrive before installation dates. You need secure off-site storage with controlled release and reliable delivery to site.

What Goods We Handle for Call-Off Storage and Project Logistics

Call-off storage works best for goods that are large, high-value, and require careful handling. We regularly work with the following project goods, all stored in a dedicated allocation, at our Grays warehouse and released to site on instruction.

Port Proximity - 2.5 Miles From Tilbury, 20 Miles From London Gateway

A significant proportion of project goods — hotel FF&E, appliances, fit-out materials — arrives in the UK as container imports. Our site is 2.5 miles from Tilbury Port and 20 miles from London Gateway. Containers come directly to us for devanning and storage, with no intermediate transfer. See our container devanning service for full details.

Warehouse Space That Scales to the Project from 2,000 to 20,000 sqft

From 2,000 to 20,000 sqft available. If your project is large, we have the space. If it is smaller, we can allocate a defined section of the warehouse to your goods. Contracts run for the duration of the project and when the project ends, the storage ends.

We are built for project logistics involving large goods, phased delivery, and manual handling. The following fall outside our operation and we will tell you before you invest time in an enquiry if your project falls into any of these categories.
